A Property Defined by Its Geography
Kihei Akahi combines a highly convenient South Kihei location with a property that extends uphill away from South Kihei Road. That geography matters.
Unlike a compact, flat condominium property where unit location may make only modest differences, Kihei Akahi's building placement and elevation can meaningfully change ocean exposure, road proximity, beach proximity, parking convenience, privacy, outlook, and overall feel.
Because Kihei Akahi is an established condominium property rather than a new resort, buyers should evaluate both the complex and the individual unit. Unit renovation level, systems, and condition can vary considerably from one residence to the next.

A Building-by-Building Guide
Understanding the layout of Buildings A, B, C, and D is critical to finding the right location for your lifestyle.

Building A
Located closest to South Kihei Road and Kamaole Beach II. This is a two-story low-rise building offering the quickest beach access. However, its proximity to the road means it may experience more traffic noise and activity.
Building B
Situated just behind Building A, Building B is also a two-story low-rise structure. It offers a balance of quick beach access while being slightly more removed from the main road.
Building C
Building C is a 6-story structure equipped with elevators. Its lanais face south toward Makena, with ocean views off to the right from the higher floors. It sits further back from the road, requiring a slightly longer walk to the beach.
Building D
Building D is the tallest structure at Kihei Akahi with 7 levels. Its bottom floor is labeled "DG" (ground entrance below grade), so top-level units on the 7th floor are numbered starting with 6. Building D faces west, giving upper-level units a straight-on ocean view. It is situated near the upper pool.
Why Elevation Matters at Kihei Akahi
The property rises inland from South Kihei Road. This creates a real tradeoff for buyers.
Units closer to South Kihei Road (Buildings A and B) offer quicker beach access. You can walk out your door and be at Kamaole II in minutes. However, these are low-rise buildings with less expansive views.
Locations farther uphill (Buildings C and D) offer different outlooks and potentially stronger ocean exposure—especially from the upper floors of Building C. But they also create a longer, uphill walk back from the beach.
It's important to remember that higher elevation does NOT automatically mean an ocean view. Building placement, floor level, vegetation, and surrounding structures still play a major role.

Inside Kihei Akahi
Kihei Akahi offers primarily 1-bedroom and 2-bedroom floor plans.
1 Bedroom
1 Bathroom
Typically ~655 sq. ft.
2 Bedrooms
2 Bathrooms
Typically ~879 - 932 sq. ft.

An Established Condo Property
Kihei Akahi dates to the 1970s. That matters. Individual units have undergone decades of different ownership and renovation histories.
A buyer may encounter largely original interiors, cosmetic renovations, partially renovated units, or extensively remodeled residences. Differences may include kitchens, bathrooms, flooring, windows, doors, plumbing fixtures, and lanai finishes.
Air Conditioning: Because it is an older property, do not assume a standardized cooling system. Some units rely on window/wall AC units, others have installed split systems, and some may not have AC in the bedrooms. Buyers should verify the specific unit's cooling system.

Kamaole II Just Down the Street
While Kihei Akahi is not beachfront, residents simply walk down to South Kihei Road and cross to reach Kamaole Beach Park II.
Kamaole II is known for its beautiful sandy shoreline, excellent swimming when conditions permit, and great sunset viewing. The beach park typically offers lifeguard coverage, showers, restrooms, and grassy areas.
Walkability
Kihei Akahi's location provides excellent walkability. You can easily walk to coffee shops, breakfast spots, casual dining, and convenience stores along South Kihei Road. Keep in mind that walking back to Buildings C and D involves a slight uphill incline.
Local Perspective
What Buyers Should Know
At Kihei Akahi, "closer to the ocean" and "better ocean view" are not necessarily the same thing. A buyer must evaluate the building, floor, elevation, view, beach access, and interior condition.
Building Selection
Four buildings create meaningfully different locations. Building C offers elevators and height, while A, B, and D are low-rise walk-ups.
Association Costs
Review current maintenance fees, what they cover, the reserve study, and any pending assessments for an older property.
Capital Improvements
For a 1970s community, capital planning is crucial. Investigate recent or planned work involving plumbing, roofs, paving, or elevators.
Vacation Rentals & Zoning
Historical condo resources identify Kihei Akahi as a property where vacation rentals have operated. However, it is an apartment-zoned property on the Minatoya List.
"Vacation rentals have historically operated here" is different from "Future vacation-rental use is guaranteed." Current Maui County legislation (such as Bill 9) proposes phasing out short-term rentals in these properties. Buyers must independently verify current County requirements, zoning, and association rules before purchasing based on vacation-rental use.
Views & Orientation
Verify the actual unit view. A listing described as "ocean view" may provide a very different experience from another unit with the same MLS view category.
Views vary dramatically by building, floor, unit stack, orientation, vegetation, and neighboring buildings.
