    Maui Hill Property Map

Map for general orientation. Building locations and orientations vary significantly across the property.

Why Elevation Matters at Maui Hill

Maui Hill sits inland from South Kihei Road, and the elevation changes across the complex. This topography creates meaningful differences between buildings.

A higher location may offer broader ocean views, but it also means a longer walk to the property entrance or the beach. A lower location may provide easier access and a more garden-oriented setting. Higher does not automatically mean better; it depends on whether you prioritize panoramic views or convenient access.

    2-Bedroom Residences

Ideal for extended stays or full-time living, providing excellent bedroom separation, multiple bathrooms, and generous outdoor space.

    Maui Hill 3 Bedroom Interior
    3 Bedrooms

    3-Bedroom Residences

A significant differentiator. These rare configurations offer exceptional space, making them highly sought after for larger groups or Families.

    Outdoor Living & Views

Maui Hill features substantial lanais and ground-floor patios that extend the living space outdoors. Depending on the building, floor, and orientation, views may include the ocean, West Maui Mountains, Molokini, Kahoʻolawe, Haleakala, or lush gardens.

As an established property built in the early 1980s, individual residences have undergone different levels of renovation. Buyers may encounter original interiors, partial remodels, or fully updated condos.

    Air Conditioning

Cooling systems vary. Do not assume all units have identical AC. Some may have split systems while others rely on wall/window units or trade winds. Verify the specific residence.

    The Best of Both Worlds

Maui Hill is in Kihei, not Wailea, but its location near the boundary is a major advantage. Residents can access casual Kihei restaurants, shops, and Kamaole beaches in one direction, while enjoying Wailea's luxury resorts, dining, The Shops at Wailea, and golf in the other.

    What Buyers Should Know

Key considerations for purchasing at Maui Hill.

    Space & Livability

Maui Hill's larger 1-, 2-, and 3-bedroom layouts appeal to buyers prioritizing livability, making it suitable for extended stays or full-time living.

    Building Location

Understand exactly where the residence sits within the property. Elevation affects views, walking distance, and access.

    Capital Improvements

As an early 1980s property, investigate recent and planned projects for roofs, concrete, plumbing, and exterior maintenance.

    Association Costs

Research what current maintenance fees generally cover. Review the reserve study, funding, budget, and meeting minutes.

    Insurance

Review the master policy, deductibles, hurricane/wind coverage, and discuss HO-6/loss-assessment coverage with an insurance professional.

    Parking & Accessibility

Because the property is spread over roughly 12 acres, parking location relative to the unit matters. Also consider stairs and low-rise access.

    Zoning & Vacation Rentals

Historically, Maui Hill has operated as a vacation-rental property and has had resort-style operations. However, buyers must clearly separate historical use from current legal status.

Determine if Maui Hill is or historically was included on the Minatoya List, and understand what current Maui County STR legislation means for the property. Do not describe proposed legislation as current law, and never guarantee future STR rights.

Important Note: Short-term rental laws, zoning requirements and condominium rules can change. Buyers planning to purchase based on vacation-rental use should independently verify current Maui County regulations, zoning, Minatoya List status (if applicable), and Maui Hill association rules before purchasing.

    Leasehold Property

Maui Hill is a leasehold property, which means buyers purchase the residence itself but lease the underlying land from a landowner. This is different from fee simple ownership, where the buyer owns both the unit and the land beneath it outright.

At Maui Hill, the current monthly lease payment ranges from approximately $526 to $712 per month, depending on the unit. This lease payment is paid in addition to the AOAO maintenance fees and any other ownership costs. The lease is currently set to expire on November 20, 2064.

Leasehold ownership can offer a lower purchase price compared to comparable fee simple properties, but buyers should understand exactly what they are purchasing. As the lease approaches its expiration date, the land reverts to the landowner unless the lease is renegotiated or extended. Buyers should carefully review the lease terms, remaining lease duration, any renegotiation or extension provisions, and how the leasehold structure affects financing, resale value, and long-term ownership before making an offer.

Important Note: Lease terms, payment amounts, and expiration dates can change through renegotiation or amendment. Buyers must independently verify the current lease status, remaining term, monthly lease payment for the specific unit, and any extension provisions with the AOAO, landowner, and a qualified real estate attorney before purchasing.

Maui Hill is easy to overlook if a buyer searches South Maui only by "beachfront" or "Wailea." That misses what makes the property interesting. Its appeal is less about putting the building directly on the sand and more about combining a southern Kihei location, Wailea proximity, substantial grounds, low-rise buildings, larger residence options, and recreation amenities. At Maui Hill, compare more than the view. Compare the building, elevation, floor plan, bedroom count, interior size, lanai, and beach access. A spacious 3-bedroom residence and a 1-bedroom vacation condo may share the same complex name but serve completely different buyers.

    Comparing South Kihei Options

How Maui Hill compares to neighboring properties.

    vs. Maui Kamaole

Both sit near the southern end of Kihei. Maui Kamaole is larger (23+ acres, 316 units) with 2-bedroom loft layouts. Maui Hill (~12 acres, 140 units) offers lower density, single-level 2-bedrooms, and rare 3-bedroom options, both offering elevated views and Wailea proximity.

    Explore Maui Kamaole

    vs. Kamaole Sands

Kamaole Sands is a much larger resort campus (440 units) across from Kamaole III. Maui Hill offers a quieter, lower-density feel with larger floor plans, set slightly farther south near Keawakapu Beach.

    Explore Kamaole Sands

    vs. Wailea Condos

Maui Hill appeals to buyers considering South Kihei and Wailea because of its boundary location. It offers proximity to Wailea amenities without the Wailea Community Association fees or specific resort environment.
