At Maui Vista, The Building Number Matters.
Maui Vista is situated in a central South Kihei location, directly across from Charley Young Beach and near Kamaole Beach Park I. The property consists of 280 residences spread across three distinct, six-story buildings, multiple pools, and tennis facilities, offering exceptional walkability to dining and conveniences.
However, a central buyer lesson is that Maui Vista is not one uniform location. Building 1 sits closest to South Kihei Road and the ocean. Buildings 2 and 3 step progressively inland (mauka) through the property.
A Building 1 residence near the road provides a very different experience from a Building 3 residence farther back. Neither is automatically better—they simply offer different tradeoffs in terms of beach proximity, road exposure, elevation, and privacy.
Know Maui Vista
Buildings 1, 2 & 3
The experience changes as you move mauka (inland) through the property.

Building 1
Closest to South Kihei Road and the ocean. Offers the shortest route to Charley Young Beach and potentially stronger ocean exposure from some units, but comes with more road exposure and pedestrian activity.
Building 2
The middle building, providing a balance. It offers more separation from South Kihei Road noise while still maintaining a reasonable walking distance to the beach and central amenities.
Building 3
Sits farthest mauka (inland). While it requires a longer walk to the beach, the additional elevation and distance from the road can offer a quieter environment and unique view opportunities from upper floors.
Why Floor Matters
Lower Floors
Easier stair access, closer relationship to landscaping, different privacy dynamics, and potentially less expansive views.
Middle Floors
A balance of elevation and access, offering possible ocean-view corridors depending on the building and unit stack.
Upper Floors
Greater elevation potentially offering broader views, but comes with more wind exposure and elevator dependence.
Inside Maui Vista

1 & 2 Bedroom Layouts
Maui Vista primarily features 1-bedroom and 2-bedroom configurations. While the layouts are somewhat standardized, end units often feature extra windows, and building locations can drastically alter the feel of identical floor plans.
As an established property built around 1980, individual residences vary dramatically. Buyers may encounter largely original interiors, cosmetic updates, or extensive remodels with updated kitchens, bathrooms, flooring, and appliances.
Air Conditioning & Upgrades
Do not assume all Maui Vista condos have identical AC. Original cooling designs often relied on window or wall units. Many owners have since installed split systems, but buyers must verify the actual unit's cooling system, as well as the condition of its lanai, doors, and windows.
Coastal Access
Charley Young & Kamaole I
Maui Vista is located across South Kihei Road from Charley Young Beach, which connects directly to the northern end of Kamaole Beach Park I.
This expansive stretch of sandy shoreline offers excellent swimming, snorkeling near the rocky points, and spectacular sunset views. Access requires crossing South Kihei Road, and the walking distance varies significantly depending on whether you are exiting from Building 1 or walking down from Building 3.
Cove Park, known for beginner surfing and paddleboarding, is also located nearby, giving Maui Vista access to two distinct types of coastline activity.

Thinking About Maui Vista?
Maui Vista's three buildings share one address, but they don't offer one identical experience. Building, floor, orientation, view, and current rental rules can materially change the purchase. Real Maui Life can help you understand those differences before you buy.
